This summer might be the best time to buy in years. Here are three key reasons why, backed by current market data from NAR.com, Realtor.com, Redfin.com and KCM (Keeping Current Matters).


 

1. Buyer Power Is Back

After years of sellers having the upper hand, the balance is shifting. According to Redfin data shared by KCM (Keeping Current Matters), there are now more sellers active in the market than buyers—a dynamic we haven’t seen in a long time.

From 2021 to early 2023, buyers far outnumbered sellers (as shown by the blue and green lines above), fueling bidding wars and soaring prices. But today, the tide has turned.

With sellers now outnumbering buyers, it creates opportunities for negotiation. Think: seller-paid repairs, closing cost contributions, or even price reductions. As Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), notes:

“. . . with housing inventory levels reaching five-year highs, homebuyers in nearly every region of the country are in a better position to negotiate more favorable terms.”

And no need to worry about oversupply—inventory is still lower than historical norms, so this shift isn’t signaling a crash.


 

2. More Homes = More Options

More sellers means more options—and that’s great news if you’re tired of settling.

 

 

According to recent data shared in graph above by Realtor.com and analyzed by KCM, new listings in May 2025 outpaced both May 2024 and May 2023. That means it’s increasingly likely that a home that checks your boxes is hitting the market right now.

“With more fresh inventory hitting the market, buyers have better opportunities to find a home that fits their needs.”

More listings = more choices = better shot at finding your dream home.

3. Some Sellers Are Getting Real on Price

Homes aren’t flying off the shelves like they used to—and that means some sellers are adjusting expectations.

 

 

According to the graph above with data from Realtor.com and published by KCM, 19.1% (465k) of homes for sale in May had a price reduction, marking the fifth month in a row that more sellers have dropped prices compared to previous month to attract buyers.

While this doesn’t mean you’ll find massive discounts, it does signal a return to normal. Homes that were overpriced are being reevaluated, and sellers are responding to market conditions.

As The Street recently reported:

“Although sellers have had the upper hand in the housing market over the past few years, houses are now staying on the market for longer, shifting negotiating power back to homebuyers.”

This doesn’t signal a collapse—just a correction from pandemic-era pricing and seller expectations.
